What happens if there is maintenance needed?
If there is any maintenance or repairs needed in your flat please give us a call or email the details through asap. If the maintenance is urgent we will attempt to get this fixed within 24 hours. If the maintenance or repairs are not urgent we will get this taken care of as soon as possible. We appreciate you looking out for anything that may need fixing and making a note of this for us.
What happens if there is damage to the property?
Should you cause damage to the property it is your responsibility to have it repaired. Should a visitor to the flat
cause damage, it is still your responsibility to have the damage repaired. You may seek compensation from the person who
caused damage either privately or should this be unsuccessful, then through the small claims court system.

"Where the tenant intentionally or carelessly causes damage to the property or allows others they have invited onto the property to damage it, the tenant would be liable to repair the damage or to compensate the landlord for it. The tenant is not responsible for repairs or damage arising from burglaries, accident, act of God, or fair wear and tear. However, tenants may be laible for repairs if they know about the need for them, they failed to advise the landlord, and the damage to the property became worse as a result."

Help we have mice!
To discourage or get rid of rats and mice you need to attack the problem from three fronts;
» Clean up rubbish and other places where rats and mice may feed
» Keep them out of houses and other buildings by closing off any access points
» Eliminate them with traps and poison
Even if you haven't noticed any signs of rodents, regularly check for rubbish or possible rodent sites.
In towns and cities rats and mice mostly live on and in rubbish.
