What can we do about condensation?
Condensation is the water you might see on the mirrors, ceilings and walls of your flat. It forms in winter on the inside of your windows. As Dunedin has cool winters, condensation forms easily and can cause damp walls and flooring.
It is the tenants' responsibility to take reasonable steps ot keep the flat mould-free. Here are some tips to help you;
» Reduce the water vapour at its source
→Don't leave pots boiling
→Don't hang your wet washing inside
→Do close doors to prevent steam spreading through the flat
→Wipe any condensation off the windows
» Ventilate all rooms at all times
→Leave many windows slightly open for as long as possible
→Open windows wide near the source of steam
→Use kitchen, laundry and shower room fans if you have them
→Air your matress and turn it over from time to time. If you have clothes,books or other stuff stored, periodically check that they're not going mouldy.
» Keep the place warm in winter
→Use a little heating a lot. not a lot of heating a little
→Keep the whole flat warmed a bit if possible
→Keep the air temperature indoors at leat 5 degrees C higher than the outdoor temperature.
→Avoid using gas heaters - they give off lots of moisture
Is the building at fault?
Usually not! Buildings don't;
» make excess steam
» shut their windows
» turn off all heating
» hang wet clothes about
