One week rent in advance
All rent must be paid 'one week in advance' which means that you pay for one weeks, live that one week, and then
at the end of that one week period you pay for another one week, meaning that you are always 'one week in advance'.
Automatic payments for rent
All rent payments must be made by automatic payment from ONE flat account as ONE payment. Should a payment be missed please let us know as
soon as possible. Missed payments may incur bank charges, as may dishonoured or reversed payments.
Bond
When siginng your lease you will be required to pay a bond. This usually amounts to 4 weeks rent.
You will be advised on how much the bond payment will be at the time of registering your interest in siging up the flat.
Bonds are held by the Tenancy Services Centre, you will receive a letter from the centre with your bond reference number
once your bond has been lodged.

Jointly and severally liable
All tenants are 'jointly and severally' liable. This means that each person on the lease is responsible for all other
people on the lease; for example rent arrears and damages.
Insurance
All tenants should have individual contents insurance policies. Ideally these should include a limited liability clause
which protects you the tenant should you cause accidental damage to the property you are renting.

Keys and locks
At the beginning of each tenancy, provided all due rent and bond has been paid, we will provide you with you own
house and room keys. These keys and bedromm locks are then your responsibility. Any lost keys need to be replaced at your own cost and arrangement. The same goes for any damage to the lock itself.
Repairs and maintenance disclaimer
Should the property or any of the landlords chattels (oven, fridge, washing machine etc) require repairs
or maintenance, the landlord will arrange for this to be carried out upon receiving notice of the damage from the
tenant(s). Please be advised that if the landlords call out a repair or maintenance and the damage to the
property or landlords chattels is found to be caused due to intentional or careless nature of the tenant(s) or tenants visitors, then the tenant will be liable to pay for the repairs. Any such costs, if found remaining unpaid by the end of the tenancy,
will be deducted from the bond.
Common examples of careless damage to property or chattels incluse;
» Foreign objects (often hairclips) found in washing machines blocking the pump.
» Foreign items/food found in dishwashers blocking the pump.
» Clock on the oven not set correctly thereby leading to oven not working.
» Blown fuses due to overloading plugs.
» Broken windows
» Fridges & freezers freezing over due to being overloaded or door left ajar.
» Plumbing/drains blocked by inappropriate foreign objects. |
